About Cima Cima Investment Group is a vertically integrated CRE private equity platform focused on alternative real assets, specialized in senior housing. Headquartered in Irvine with operations based in Dallas, the firm owns and operates a nationwide portfolio of senior living communities through its integrated management platform. Senior housing is the nation's top-growth asset class, supported by long-term demographic demand and sustained institutional capital flows. This thesis has driven the firm's aggressive expansion: Cima built its operating arm from the ground up, scaling to own and operate 20+ communities in under 18 months, with a pipeline targeted to reach 50+ properties by 2028. The firm works with multi-billion dollar institutional funds, family offices, national banks, Fannie Mae, and some of the nation's largest asset managers. Cima is expanding its investment thesis into distressed debt, non-performing loans, and venture strategies, and is a heavy adopter of AI across every function of the business. The Role The Analyst sits at the center of the investment platform, spanning acquisitions, deal structuring, capital markets, and portfolio operations. The position is fully integrated across the firm's functions. The Analyst will hold a strong ownership role in translating data and insight into action, with direct responsibility for presentations, offering memorandums, and prospectus-grade materials, and regular interaction with large institutional groups. Capital Markets. Work directly on offering memorandums, investor presentations, and underwriting alongside institutional funds, banks, Fannie Mae, and private capital. Underwriting & Analytics. Build and stress the models that drive investment decisions: cash flow forecasting, waterfall and returns modeling, sensitivity work, and market analysis across large operating datasets. Transactions & Special Situations. Support live acquisitions end to end, working with national brokerage teams, lenders, top-tier counsel, and national asset managers, with growing exposure to credit-side opportunities as the pipeline expands. Portfolio Operations. Operate at the executive level of a 1,000+ employee operating company and learn how operational execution compounds into fund-level returns. The role includes travel, with a strong likelihood of at least quarterly trips supporting acquisitions, diligence, and prospecting. The Opportunity Join a private equity platform in active scale mode, with a portfolio expected to more than double by 2027, working directly with the firm's principals and gaining firsthand exposure to structures typically reserved for institutional capital: fund vehicles, GP/LP waterfalls, 1031 and TIC exchanges, and agency debt. The Analyst will learn one of the most attractive asset classes in commercial real estate and private equity directly from institutional veterans. High performers at Cima have earned equity participation in its portfolio, and this role carries a defined path toward co-investment and carried interest eligibility. Requirements Bachelor's degree in economics, finance, mathematics, business, law, or an adjacent quantitative field (recent graduates and candidates with 0–3 years of experience encouraged) Exceptional Excel and quantitative skills; comfort building, auditing, and stress-testing financial models Strong command of Claude and/or comparable AI tools, with a demonstrated ability to self-learn and solve unfamiliar problems independently Baseline business knowledge, including entities, business law, and accounting fundamentals Exceptional presentation ability: top-tier writing, and demonstrated skill producing polished decks and offering memorandums Ownership experience: a track record of running something real, such as a club, organization, team, or entrepreneurial venture Benefits Hands-on underwriting of live acquisitions and developments from day one Active participation in sourcing, structuring, and underwriting live acquisitions and development deals Direct exposure to fund-level modeling, promote structures, and investor reporting Direct mentorship from senior leadership with backgrounds in institutional CRE funds, brokerage, and investment banking.
