Senior Quantity Surveyor
Job description
We're looking for an accomplished Senior Quantity Surveyor to join our dynamic team in Abu Dhabi, United Arab Emirates. In this pivotal role, you will take ownership of all quantity surveying functions for large-scale construction projects, delivering strategic cost management, comprehensive contract administration, and robust financial oversight. As a senior-level professional, you will lead a talented team of quantity surveyors, mentor junior staff, and serve as a key liaison between project management, clients, and contractors. Your analytical expertise, meticulous attention to detail, and collaborative approach will be instrumental in ensuring project profitability, stakeholder satisfaction, and strict adherence to contractual obligations.
- Develop and manage comprehensive cost estimates, budgets, and financial forecasts for complex construction projects valued at AED 50 million and above, ensuring accuracy and alignment with project objectives
- Conduct detailed quantity takeoffs and cost analysis using advanced quantity surveying software and tools, translating technical drawings and specifications into actionable financial data
- Administer contracts with precision, managing variations, claims, and procurement oversight while maintaining transparency with all stakeholders
- Analyze project performance against budgeted costs and deliver regular financial reporting to senior management and clients, providing actionable insights for cost optimization
- Lead, mentor, and develop a team of quantity surveyors, fostering a culture of excellence, professional growth, and adherence to company standards and best practices
- Perform comprehensive risk assessment and develop mitigation strategies related to project costs, contractual obligations, and market fluctuations
- Manage vendor and supplier relationships strategically, negotiate competitive pricing, and optimize procurement processes to maximize value
- Ensure full compliance with UAE construction standards, Abu Dhabi building codes, and all applicable regulatory requirements
- Collaborate effectively with project managers, engineers, architects, and other stakeholders to identify and implement cost-effective solutions without compromising quality
- Prepare detailed project documentation, including cost reports, valuations, financial statements, and variation orders with clear supporting documentation
- Review and analyze tender documents, specifications, and drawings with a critical eye to ensure accuracy, completeness, and alignment with project scope
- Monitor project cash flow meticulously and provide forecasting analysis to support strategic financial planning and resource allocation
- Identify opportunities for value engineering and cost savings while maintaining project quality and schedule integrity
- *Required Qualifications:**
- Minimum 15 years of professional quantity surveying experience in large-scale construction projects, with demonstrated success in cost management and financial control
- Advanced expertise in cost estimation, budgeting, financial analysis, and modeling with proven ability to manage complex multi-million dollar projects
- Comprehensive knowledge of contract administration, procurement processes, and variation/claims management
- Strong understanding of construction methodologies, building codes, industry standards, and best practices
- Proficiency with quantity surveying software platforms (Bluebeam, Touchplan, Primavera, or similar tools)
- Advanced Microsoft Excel skills with strong data analysis, modeling, and reporting capabilities
- Demonstrated experience managing construction projects in the Middle East, with specific knowledge of UAE and Abu Dhabi market conditions
- In-depth knowledge of UAE construction regulations, Abu Dhabi building standards, and local compliance requirements
- Expertise in risk assessment, cost control, value engineering, and financial forecasting
- Proven leadership and team management skills with demonstrated experience mentoring and developing junior quantity surveyors
- Excellent communication and stakeholder management abilities, with the capacity to present complex financial information clearly to diverse audiences
- Detail-oriented mindset with exceptional organizational and time management skills
- Strong analytical capabilities with the ability to interpret complex financial data, identify trends, and make data-driven recommendations
- Professional quantity surveying certification (RICS, AIQS, or equivalent recognized credential)
- *Preferred Qualifications:**
- Familiarity with FIDIC contract conditions and international contract standards
- Project management certification or equivalent professional credential
- Experience with Building Information Modeling (BIM) and integrated project delivery methodologies
- Background in claims management, dispute resolution, and contract negotiation
- Experience working with multinational construction firms on large-scale projects
- Knowledge of project controls, scheduling, and earned value management
- Experience with variation and claims documentation in complex contractual environments
