Maintenance Director — Full-Time | Salaried | Monday–Friday with On-Call

About the Role

The Maintenance Director reports directly to the Administrator and CEO and leads a team of five maintenance technicians across a 98,700 square foot facility built in 2000. You will own the full scope of building operations — mechanical, electrical, plumbing, HVAC, boilers, compressors, and emergency generators — along with Life Safety compliance, CMS survey readiness, vendor relationships, and capital project coordination. This role carries real regulatory weight, and so does the opportunity. If you take pride in doing things right and want your work to mean something, this is that job.

Key Responsibilities

  • Lead, schedule, and develop a team of five maintenance technicians
  • Oversee preventive maintenance for all building systems — HVAC, plumbing, electrical, boilers, compressors, and emergency generators
  • Maintain Life Safety compliance and survey-ready documentation at all times
  • Interpret and apply blueprints, building codes, and safety regulations
  • Manage vendor relationships, service contracts, and capital project coordination
  • Respond to facility emergencies on an on-call basis
  • Partner with clinical and operational leadership to support the resident care environment

Qualifications

Required

  • Prior maintenance experience in a skilled nursing or long-term care environment
  • Demonstrated knowledge of mechanical, electrical, plumbing, and HVAC systems
  • Specific experience with boilers, compressors, and emergency generators
  • Ability to read and interpret blueprints
  • Working knowledge of Life Safety codes, building codes, and safety regulations
  • Supervisory or team leadership experience

Preferred

  • Maintenance management experience in a healthcare or regulated environment
  • Licensed in HVAC, electrical, or plumbing
  • Experience with CMS survey preparation and Life Safety compliance documentation
  • Project management experience
  • Proficiency with work order or facilities management software
