Job Description
As a Manager Campus Facilities Maintenance, you'll lead the safe, efficient, and cost-effective operation of Southwest's buildings, grounds, and infrastructure at our Corporate Campus in Dallas, Texas. This role leads campus maintenance operations, specialized internal Teams, and vendor partners to ensure critical facilities and systems operate reliably and effectively. You'll oversee maintenance programs for complex building systems, including electrical infrastructure and engineering-related initiatives, while partnering with mechanical service providers and other contractors to support campus performance. Responsibilities include managing operations and maintenance activities, vendor contracts and budgets, safety and regulatory compliance, asset and capital planning, campus space strategies, and stakeholder relationships to deliver facility solutions that support evolving business needs.

Responsibilities
Assist with design and construction of all corporate facilities and their ongoing maintenance
Organize and review work that is performed by vendors
Serve as technical support
Identify risk for all equipment that could impact operational availability
Participate in organizational processes/initiatives, i.e., performance management, interviewing, budgeting, training, etc.
Responsible for reducing energy consumption by managing the building automation systems and responding to electric grid operator programs
Manage building indoor air quality through proper management of Chiller plants, air side filtration and outside air ventilation
Develop and manage 24 x7 automation programs to monitor critical mechanical, electrical UPS, emergency generator, fire alarm, mass notification systems.
Responsible for responding and/or dispatching vendor and/or Tech Team to address alarms to keep critical MEP systems 100% reliable that serve the operational groups on the corporate campus.
Manage direct electric grid operator relations, vendor relations, and contracts including expected response times to support the critical program.

Knowledge, Skills and Abilities
Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads
Knowledge of machines and tools, including their designs, uses, repair, and maintenance
Knowledge of Life Safety, Critical Electrical / Mechanical systems operation
Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models
Understanding the implications of new information for both current and future problem-solving and decision-making
Skilled in using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems
Skilled in identifying measures or indicators of system performance and the actions needed to improve or correct performance, relative to the goals of the system
Education
Required: High School Diploma or GED
Experience
Demonstrated experience in directly or indirectly leading team(s)
Fully functioning, broad knowledge in general facilities maintenance
Preferred: Background in electrical systems or mechanical systems
Preferred: Experience managing facilities maintenance teams in a unionized environment
Preferred: Experience managing facilities operations across a multi-building corporate campus, supporting 24/7 operational environment
Preferred: Experience with Building Automation Systems (BAS), asset management systems (CMMS), and maintenance management software
Licensing/Certification

Physical Abilities
Ability to perform work duties from limited space workstation/desk/office area for extended periods of time
Ability to communicate and interact with others in the English language to meet the demands of the job
Ability to use a computer and other office productivity tools with sufficient speed and accuracy to meet the demands of the job
Ability to raise/move/transport 50 lbs on an occasional basis (under 50%)
Other Qualifications
Must maintain a well-groomed appearance per Company appearance standards as described in established guidelines
Must be a U.S. citizen or have authorization to work in the United States as defined by the Immigration Reform Act of 1986
Must be at least 18 years of age
Must be able to comply with Company attendance standards as described in established guidelines
Pay & Benefits
Competitive market salary from $108,700 - $120,800 per year* depending on qualifications and experience, with opportunity for future pay increases based on performance and market movement. For eligible leadership and individual contributor roles, additional bonus opportunities are available and awarded at the discretion of the company.
