Job description
- This role requires consistent application of trauma-informed care principles when interacting with residents[FT1] , many of whom have experienced significant trauma and are living with mental health conditions. The Housing Specialist will support housing stability by fostering a safe, respectful, and empowering environment.
- Responsible for the completion of requested property accounting functions by assigned due dates.
- Inspects apartments after move out to determine the security deposit dispositions.
- Keeps abreast of property conditions, and to makes suggestions and initiates action to make needed improvements.
- Assures compliance with all regulations for funding sources (e.g., LIHTC, RTC, Project Based Section 8, Public Housing etc.).
- Give direction and delegate tasks to property staff. May be responsible for more than one property.
- Lease apartments when needed. This includes but is not limited to the following duties:
- Completes reference and credit checks to assure AHA leasing guidelines are followed. .
- Receive and process completed applications including the determining of eligibility under the program guidelines.
- Prepares lease documents, addendums, and community policies for all residents.
- Coordinate move-in of new residents.
- Inspect move-ins to assure staff and vendors are performing their jobs in such as manner as to meet company standards
- Complete unit inspection with resident on or before move-in.
- Advise resident of proper operation of appliances.
- Provide Resident Handbook to new residents, outlining the community policies, location of schools, stores and important phone numbers.
- Performs follow-up of any concerns or additional work orders that were noted in the move in inspection or lease signing process.
- Monitors advertising to assure full occupancy. Keeps waiting list(s) current.
- Enforces and follows all Fair Housing rules and regulations.
- Delivers any posting to residents
- Is available to take all resident complaints, including but not limited to: repair requests, resident relations, towing, and resident assistance.
- High School diploma or equivalent.
- Minimum of one year of experience
- Strong knowledge of Housing Program Regulations and Compliance including experience with the following programs: Tax Credits, Project-based Section 8, and Public Housing.
- Prior experience in a PHA setting
- Must have reliable transportation, a valid Drivers License, and be current with all necessary insurance.
- Solid knowledge of Fair Housing Laws
- Solid leasing and resident relation skills
- Solid computer skills
- Ability to give direction and appropriately delegate responsibility to staff and to promote the willingness of a response.
- The ability to troubleshoot, recognizes potential problems, and offer alternatives.
- Conflict resolution and de-escalation techniques
- Trauma-informed care principles and practices
- Complete mandatory training per AHA
- Experience working with individuals experiencing homelessness, mental health conditions, or trauma
- Commitment to completing mandatory trauma-informed care and mental health training as designated by management
- Willingness to continuously build skills related to behavioral health, de-escalation, and resident engagement
- Completion of Certification within the first 6 months of employment
- Apply trauma-informed care principles (safety, trustworthiness, choice, collaboration, and empowerment) in all resident interactions
- Engage residents with empathy, patience, and respect, recognizing the impact of trauma on behavior and decision-making
- Utilize de-escalation and supportive communication techniques to respond to crises or heightened/escalated situations
- Collaborate with Aurora Mental Health & Recovery and other service providers to support resident stability and well-being
- Maintain appropriate professional boundaries while fostering supportive relationships
- Participate in required trauma-informed care and mental health training and apply learned practices in daily work
- Perform other related duties as assigned
Salary $31.00-$33.00 an hour based on education and experience.
