The Self Perform Superintendent's main focus is managing jobsite safety, quality, schedule, subcontractor coordination, and client expectations while also directly executing and supervising select self-performed scopes of work.

Responsibilities

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

  • Must demonstrate and model Sachse Construction’s core values
  • Safety
  • Enforce corporate and OSHA safety policies on jobsite, providing key responsibility for safety compliance in the field
  • Implement proactive pre-task safety planning for all work activities
  • Conduct weekly Toolbox Talks with Trades
  • Quality Assurance/Quality Control
  • Observe and interface with contractors or trades to monitor work performance and productivity of trades
  • Enforce compliance with project schedule
  • Ensure project rules and procedures are maintained
  • Enforce contractors’ responsibilities and scope of work
  • Oversee creation and completion of punchlist process
  • Assist with any commissioning activities
  • Verify that approved products are being installed on site
  • Planning
  • Monitor and support trade harmony, including jurisdiction compliance with local practice
  • Facilitate Mechanical/Electrical overhead coordination
  • Supervise, coordinate and sequence contractors’ work to minimize interference between various contractors on the project
  • Develop site logistics plans for entire project with assistance to maximize productivity and minimize impacts to building occupants
  • Initiate setup of a project schedule and creation of activities and logic. Maintain project schedule through updates, implementing logic modifications, and adding activities
  • Mentor interns, project engineers and assistant superintendents
  • Run weekly sub-contractor coordination meetings
  • Prepare constructability reviews to determine completeness of documents; review details for buildability
  • Assist with initiation of set up of jobsite
  • Submissions of drawings to city and state agencies and inspection process leading to Certificate of Occupancy
  • Attend weekly team and OAC meetings
  • Document Control
  • Appropriately file documentation using the project electronic filing system as it relates to field paperwork
  • Assist Engineer with RFI review requests for information, including resolution of issues involving multiple trades
  • Perform surveillance of contractor documents to ensure they are building from the latest document set
  • Coordinate project changes with trades and contractors
  • Assist with review of submittals and shop drawings. Coordinate with construction documents and field/constructability issues. Use submittals to verify work or materials in the field
  • Prepare detailed and timely daily reports. Incorporate/review subcontractor’s daily reports for issues, coordination and claim avoidance
  • Assist with maintenance and updating of record set of documents
  • Assist Engineer with material/ submittal log to ensure timely submission by completing document review as required
  • Cost Management
  • Assist with management of overall budget by helping to control cost and monitoring potential changes from contractors
  • Assist with management of general conditions budget
  • Identify contractor changes to purchased scope
  • Review contractor quotations for changes
  • Self-Perform Operations
  • Perform hands-on construction work when required to support project schedule, manpower needs, quality expectations, or project profitability
  • Lead and direct company self-perform crews including carpenters, framers, drywallers, painters, and laborers
  • Plan daily and weekly work activities for self-perform teams
  • Coordinate manpower, materials, tools, and equipment required for self-performed work
  • Monitor production rates and productivity of self-perform crews
  • Ensure self-performed work is installed according to plans, specifications, and company standards
  • Assist with layout, framing, drywall, finishes, punch repair work, and other construction tasks within personal skill capabilities
  • Track labor production and self-perform costs to support project budgets
  • Maintain company tools, equipment, and material inventories assigned to self-perform operations

SKILLS & ABILITIES

  • Computer Skills
  • Experience with Microsoft Office software, including Word, Outlook, and Internet Explorer
  • Ability to learn new software to do daily activities such as; write daily reports, meeting minutes, upload pictures
  • Ability to learn to use FAL to look up change orders, project information, etc
  • Technical Skills
  • Able to visualize project through completion
  • Knowledge of applicable building codes and standards
  • Knowledge of what it takes to obtain agency acceptance, including required inspections and order of approvals
  • Understanding of union relations process and trade jurisdictions
  • Knowledge of corporate and OSHA safety policies and emergency procedures
  • Ability to read drawings and specifications, with an understanding of architectural, mechanical, and electrical drawings and how to find information
  • Ability to coordinate means and methods to expedite schedule and reduce costs
  • Understanding when something is considered a change to a contractor and the process to authorize these changes
  • Ability to research issues onsite and accurately communicate to project staff
  • Significant strength in ability to prioritize activities and track progress
  • Ability to negotiate issues with contractors
  • Identification, tracking and timely completion of work tasks
  • Understanding role in risk management at jobsite
  • Ability to accurately communicate issues, schedule and process to the Architect/Engineer and Owner
  • Self-Perform Technical Skills
  • Advanced knowledge of rough and finish carpentry
  • Metal stud framing and drywall systems
  • Door, frame, and hardware installation
  • Interior finish construction
  • Layout and field measurement
  • Ability to identify installation deficiencies and develop corrective actions
  • Strong understanding of workmanship standards and productivity benchmarks

Qualifications

  • 5+ year’s construction experience
  • 5+ years of commercial carpentry experience, with at least 1–2 years in a leadership role
  • 2+ years as seasoned traveler
  • Strong understanding of rough and finish carpentry practices, metal stud framing, and blueprint reading. Proficiency with layout, power tools, and construction equipment
  • Project experience with interior renovations, ground-up, established malls and new mall environments, renovation work in occupied and unoccupied environments, urban and suburban work locations

  • OSHA 30 hour
  • CPR / First Aid / AED Training
  • Lead / Asbestos Awareness
  • LEED Accreditation
